Scenic Woods: Overland Park neighborhood retains its prestige

Real estate sales professional Victoria Krut characterized the neighborhood of Scenic Woods as "hidden treasure" of the southern Overland Park, Johnson County and said it still retains its high ranking among home seekers today.

"It’s one of Overland Park's finest neighborhoods. It is heavily treed, has well-maintained homes and large lots," said Krut with Realty Executives of Kansas City. In fact, she was so impressed with the area that she moved there three years ago. "I wanted a home with its own charm, not a regular cookie-cutter, and almost all the homes in Scenic Woods are not alike - you won't find two similar homes on one street. I fell in love with the yards — the nice, big, flat lots and the beautiful trees. Don Julian built most of the area where I live and he was an excellent builder."

Krut said buyers can expect to pay from $225,000 to $262,000 for a home in Scenic Woods. The listing price depends on the size of the home, its location and the amount of updating required. Some of the smaller 2-story homes have only three bedrooms and kitchen/dining room combination, and others have four or more bedrooms with ample walk-in closets, formal Dining Room and Den/Library on the first floor. The 1.5 Story homes have at least four bedrooms and many have walk-out basements, she added. All houses throughout the neighborhood are well maintained.The curb appeal is excellent and the homes are classic "

Krut said the location is another factor that makes the area attractive to buyers. The community is eastnorth of 119th Street between College Blvd. and 119th Street (Pflumm Street). Access to Interstate 35 is minutes away via 119th Street. It’s close to the Blackbob Shopping Center, AMC theater, fine dining, Target, Home Depot - everything is under your nose! Better yet, Johnson County Community College is minutes away, as well as desirable St. Thomas Aquinas High School which is located behind Scenic Woods.

Children attend schools in the Olathe district, including Walnut Grove Elementary, Pioneer Trail Middle and Olathe East High schools. ***There are many children in the neighborhood who prefer to walk to Walnut Grove Elementary - it is just minutes away!

Scenic Woods has a homes association and dues cover the maintenance of the common grounds, disposal services and putting seasonal flowers at neighborhood's entrance. Although the community does not have a pool, an abundance of city parks are nearby. There is a large aquatic center near Lowell and 119th Street, fitness center and community rooms.

Krut said those considering Scenic Woods as their future home should take advantage of the three homes on the market. "It doesn’t take long for homes to sell," she said. "And people just don’t move from here. There are a number of long-time residents."
